We are seeking an experienced Mall General Manager for Agora Mall, a ~33,000 sqm GLA commercial center located in Arad, Romania.

The property is currently in an active development phase — we are commissioning a rooftop solar PV system (~800 kWp), completing anchor tenant handovers, upgrading the building automation system etc. The incoming manager will step into a real operational challenge with significant growth potential.

Key responsibilities include:

• Full day-to-day operational management of the mall: technical systems, facilities, cleaning, security, and contractor oversight
• Tenant relations — handling incoming complaints, coordinating handovers, ensuring lease compliance and timely service charge collection
• Management of the mall's own retail units and entertainment center, including direct oversight of the respective unit managers
• Supervision of on-site team (site manager, technical staff, administrative personnel)
• Coordination with utility providers and monitoring of utility costs (electricity, gas, water)
• Oversight of ongoing infrastructure projects (solar commissioning, BAS procurement, HVAC resolution)
• Preparation of operational reports and budget tracking for shareholders
• Liaison with external advisors: legal counsel, financial consultants, marketing agency
• Supporting leasing activities: tenant onboarding, space handover documentation, vacancy management

Candidate profile:

• Minimum 3–5 years of experience managing a shopping mall, retail park, or large commercial property in Romania
• Strong operations background: facility management, vendor/contractor management, technical infrastructure
• Experience working directly with tenants across multiple retail categories
• Solid understanding of lease structures, service charge mechanisms, and Romanian commercial property norms
• Fluent Romanian; working English (internal reporting and occasional international shareholder communication)

Based in or willing to relocate to Arad
